WHAT IS MATTERPORT?
Although still relatively new to the broader real estate market in South Africa, Matterport is a 3D online platform trusted by real estate professionals across the globe. Embracing “virtual reality”, it captures and manages realistic, immersive virtual tours that enable prospective buyers to “walk” through a property as if they were really there. It has also become a very valuable sales and marketing tool to win more listings, and enable prospective buyers to both view a property for the first time and “revisit” it again and again, from the comfort of their own computer or hand-held device, without being there in person. This is particularly valuable in a time of Covid-19, with people either being reluctant to travel, and the increase of prospective buyers from “up country” thinking of moving to the Western Cape to work remotely or commute for work between here and other centres.
HOW EFFECTIVE IS A MATTERPORT VIRTUAL TOUR AND WHAT MAKES IT DIFFERENT FROM PHOTOS & VIDEO?
As seen recently on the Home Channel programme All about Property (DSTV Channel 176), a virtual 3D tour can gather up to 400% more interest in a property than a normal listing with just photography. With photography, or even a standard video tour, the photographer or videographer decides what the prospective buyer will see. With a Matterport virtual 3D tour, buyers have the ability to explore the entire space as if they were there in person, lingering as long as they like within a room, turning around in it and taking in all the detail. They can return as they please to other rooms, and even see the entire floor plan of the property or measure spaces within a room. There is even the ability to capture a standard
video and add it to the programme, if a video is still desired. Photos can even be extracted from the tour.
HOW IS A MATTERPORT VIRTUAL TOUR CREATED?
Matterport works with a wide range of 3D capture devices, from the high-end (albeit bulky) Matterport Pro2 cameras popular with architects and developers for high definition work, to the more mobile and flexible 3D hand-held options (as utilised by Sam Fourie, a professional real estate photographer). The capturing of a Matterport virtual tour takes no longer than it would take to photograph a property. The virtual tour imagery is then uploaded via the capture device overnight and is ready for viewing by the next day. Hosted on the Matterport “cloud” storage system, the tour will be available for as long as the real estate agent (and/or seller) wishes it to be available, at a nominal monthly hosting fee. In terms of Matterport licence holder, Sam Fourie, the first three months of hosting are included in the rate for capturing a Matterport virtual tour.
